What types of land do you have for sale?

We specialize in selling vacant land. Our properties may include rural vacant land, recreational land, residential or commercial infill lots, and/or many other types of raw land.

Are you a real estate agent?

No. We are not real estate agents or brokers. We are landowners ourselves. We own all the property listed on this site. We sell our land For Sale By Owner (FSBO).

Do you use a title/escrow company or real estate attorney to close your deals?

Yes. We typically always use a title/escrow company or a real estate attorney to close the sale of our properties. We want you to feel comfortable and confident in the purchasing of any property with us. Using a professional to close the sale of our properties helps us provide you the best experience possible knowing things will be taken care of with a trusted third party.

Do your properties have a clean title?

Yes. We take great pride in making sure we purchase our properties free and clear of any title issues. We purchase title insurance on all our properties when we buy them to ensure this. Therefore, the properties are conveyed to us via a Warranty Deed.

What is the zoning for each property?

We do our best to list the zoning for each property within each property listing. However, it is really important you confirm all zoning restrictions with the county the property is located. We are not responsible for errors in zoning descriptions. This must be confirmed by YOU prior to purchasing the property so you understand what you can and cannot do with the property.

Can I park an RV or move a mobile home onto the property?

You need to check the zoning restrictions and any other pertinent rules and/or regulations out with the county that the property is located in to determine this. We do our best to provide zoning information in our listings, but it is YOUR responsibility to confirm all zoning restrictions, rules, and regulations with the county before you buy the property. You can often find this information out by calling the Planning and Zoning Department in the county the property is located in.

Are their any hidden fees when buying land from you?

There are no hidden fees with our properties. We list the purchase price and doc fees associated with each property on the listing. At the time of closing, the title company will have their own various fees and costs associated with closing the deal. We do not determine their closing costs since they are an independent business themselves. We will typically share in covering some of these closing costs with you when that time comes.

Why are properties so inexpensive on this site?

Our properties are typically discounted around 10% to 50% because of the proprietary marketing systems we use to acquire wholesale land directly from land owners. We find land owners who want to sell because they need the money, so our company helps them out by buying their raw land quickly for cash. This creates a win-win for everyone. The land owners get the cash they need and we pass the savings along to you.

What kind of fees do you charge when selling a property?

We charge a one-time, non-refundable $249.00 doc fee on all properties sold by us. This covers the cost of the work done to prepare any pertinent documents, payment processing fees, bookkeeping services, and any other items needed for the sale of the property. This fee is separate from any closing costs charged by the title/escrow company and/or real estate attorney used to close the deal. The closing costs charged by the title/escrow company and/or attorney will be determined by them when going through the closing process.

How can I make a down payment for a property?

You can make a down payment with your debit or credit card by clicking the ‘Reserve Now’ button on the property listing you are interested in. We will get an email notifying us of your down payment. We will then get in touch with you to confirm your down payment and email you a purchase agreement for the property. This purchase agreement will need to be signed, scanned, and returned to us, preferably via email. We will then forward this purchase agreement to a title/escrow company or real estate attorney to close the deal.

Do all of your properties have utilities?

No. Some of our properties may have utilities or access to utilities. Check each property listing for this information.
